West Linn is not one plumbing market. It is a large 1970s to 1990s suburban band, a small and genuinely old core, a set of wooded bluff lots that move, and a compact historic commercial district, and each of those behaves differently underground. Marylhurst Heights was platted near Robinwood in 1947, and the bluff and wooded lots through that part of the city bring three things together: slope, settlement and roots. A lateral on a moving slope develops bellies and separated joints. Mature canopy over the same ground puts fine roots into every one of those joints. Mary S. Young Park, the heavily wooded city park on the Willamette with more than five miles of trails, dedicated in August 1973, gives a fair picture of the tree cover in that corridor. Trenchless pipe bursting is frequently the right answer here, because opening a full trench on a wooded slope means rebuilding the slope afterwards.
