The Keizer Pipe Problem, Decade by Decade

Age of build is the single most useful thing to know about a Keizer property. A house finished in 1974 has a different set of likely problems from one finished in 1988, and one finished in 1998 again. Because the city’s stock is concentrated so tightly, the same handful of issues come up on street after street.

Here is what those decades put in the ground and in the walls, and what we do about each.

Polybutylene was used widely for supply pipe between 1978 and 1995, which covers the heart of Keizer’s buildout. It is flexible plastic pipe, usually gray or blue, and the failures tend to start at the fittings rather than mid-run. The problem is that it gives very little warning. A house can go from no symptoms to a pinhole behind a wall in a week. If your house dates from that window, the useful step is confirming what is actually there, which usually means looking at the pipe where it enters the water heater or under a vanity. Age makes it likely, not certain.

The houses nearest the north Salem boundary predate incorporation in 1982 and are often a decade or two older than the subdivisions around them. Those carry galvanized steel supply, which corrodes from the inside so the bore narrows while the outside still looks sound. Pressure falls off at the furthest and highest fixture first, hot water discolours before cold, and eventually two fixtures cannot run at once.
